There are a number of abandoned cars on my estate which I would like removed

Your Estate and Tenancy Officer is probably already aware of the cars as your estate is visited by our Estate and Tenancy Officers at least once every four weeks.

Prior to an abandoned car being removed we have to issue a ‘Notice’ which is placed on the car. This informs the owner of our intention to remove it. If the car looks in good condition but does not display a valid Road Fund Licence, the owner will be given 14 days to come forward and notify us when the vehicle will be taxed. If the owner is unable to tax the vehicle then we will arrange to have the car removed or the owner will have to find an alternative non Sanctuary site to park the car.



I think the property next door is being sub-let, what should I do?
The Association welcomes calls about sub-letting and will treat your call as confidential. You will be asked to give your name and address if you are reporting a suspected sub-let.
Under the terms of our tenancy agreements residents are not permitted to sub-let their properties, however they are permitted to take in lodgers with the Association’s permission.



Can you please explain my service charge to me?
You can read an explanation about service charges in your tenancy agreement. Most residents who have a shared communal area will pay service charges for the upkeep of the communal area and things like door entry systems, TV aerials, grounds maintenance, cleaning and lifts.



Someone has dumped rubbish on our estate, what should I do?
Report this to your Estate and Tenancy Officer who will raise and order and arrange for the rubbish to be removed. It is helpful if you can advise us what type of rubbish has been dumped so that we can arrange for the appropriate contractor to collect it. The cost of clearing bulk rubbish is charged to the residents service charge however, if we are advised who dumped the rubbish we will re-charge them.



My neighbours are causing a nuisance, what should I do?
When we receive a call concerning any type of anti-social behaviour (ASB) it is dealt with by our ASB team. There are a number of actions we can take depending on the type of ASB, and our ASB officers will discuss with you what we can do to help resolve the problem.



Can I speak to the manager?
There may be times when you feel unhappy with the service we provide. The Association has a complaints procedure which is available to all residents, however it is important to discuss your complaint with your estate and tenancy officer in the first instance as quite often they will be able to resolve the problem for you.
